$175.00 We start by meeting for a personalized and confidential consultation to thoroughly evaluate the current presentation of a property.  Sellers will be provided with a very detailed marketing plan that will maximize their selling price, and minimize the selling time and stress. We'll determined the most cost-effective way to achieve that; always keeping budget in mind and prioritizing accordingly.  All of our recommendations will strive to increase the appeal and potential value of a house within its marketplace.  The result will have a positive impact on the "Wow" factor and the ever-so-crucial great first impression!

Staging vacant houses

 
We do a property tour to determine the crucial areas that need staging to maximize a great first impression when buyers come in. We pride ourselves on fun staging props to help "set the stage" highlighting the best features and primary purposes of several areas in the house. We frequently have a themed approach when we accessorize which adds personality and warmth to an otherwise lifeless house. Accessories and props are rented on a monthly basis. Fees are dependent on the extent of the items. Delivery/arrangement/pick-up is additional.

 

Vacant property management

$195+/month depending on the size of the house.  If you are in the unenviable position of unintentionally owning more than one house, we can help.  When you are unable to check-in with your property, it becomes unkempt very, very quickly.  Dead bugs sprinkled throughout the house, stagnant toilets, cobwebs swinging from chandeliers and trampled carpets are just a sampling of huge turn-offs to buyers.  The only ray of hope they'll have is that they will be able to buy the abandoned house at a great price!  We will visit your property four times a month to vacuum floors and needy crevices within the living space, ensure the bathrooms continue to be squeaky clean, broom sweep decks and porches, wipe countertops, coordinate any other necessary maintenance, acquire* embellishments that will add appeal, and notify your realtor if more brochures are needed. We will continue to communicate with you the status of the staging and condition of your property.  We can't urge you enough to maintain the lovely presentation of your house to keep it competitive within your marketplace!
